The market will continue to flourish
‘We’ve had a busy start to the year with lots of buyers keen to complete on their property purchase before the end of March in order to benefit from the Stamp Duty Holiday,’ says James Cox, Sales Director at Fletchers. ‘Similarly with last year, whilst in lockdown, the clients we are now dealing with, both buyers and sellers, know what they want and are serious about moving. Chiswick is popular with families and offers some fantastic schools, parks and transport links. Because of this we are dealing mostly with families who are upsizing or couples who are looking to settle here for the foreseeable future. In terms of selling, we’re strongly advising sellers to be optimistic. 2020 was a strange year but we found that dealing with clients that know exactly what they want resulted in some great prices being achieved across the board. We expect as the year progresses into the spring and beyond and with a vaccine rollout, the market will continue to flourish as we deal with pent up demand. We’ve seen an increase in popularity of some tremendous streets in the Grove Park area which have large gardens and are near the Thames. As a result of the recent lockdowns many are prioritising living space and outdoor space. For example we recently sold a house on Grove Park Gardens to a family who had been looking locally for some time. The house had been newly renovated and came with a fantastic 90 ft, south west facing garden.’
‘Since the beginning of the year we have been inundated with applicants and not enough property to go around, we are extremely busy,’ says Erica Whitehead, Lettings Director at Fletchers. ‘There’s a huge demand from families and professionals in Chiswick who benefit from the business park and excellent transport links. We advise landlords to ensure their properties are always looked after, this helps secure good tenants who pay great rents. For tenants, we recommend moving quickly when you see something you like. It’s an extremely competitive market at the moment and we are achieving multiple offers on many of our properties so don’t wait around because you may miss out. Bedford Park remains a desirable area as does Grove Park and the Glebe Estate. One of our recent successes was the letting of an exclusive property for a high profile landlord. Using our discretion we proceeded with a low-key marketing campaign and efficiently let the property.’
