‘The market is very active at the moment which means we’re successfully generating high levels of interest for properties before they’ve launched online,’ says James Cox of Fletchers. ‘This time last year we were experiencing a stamp duty holiday and although this period has now ended, we’re doing more business than ever because demand for properties is currently greater than supply. In order to secure their dream home, buyers are paying in excess of the asking price and most of our properties are receiving multiple offers. Given rising demand, the competitiveness, and the current strength of the market, it’s a great time to get your property valued as our number of enquiries are increasing daily. There are some fantastic mortgage rates available and I would advise buyers to take advantage of this. Buyers also need to put themselves in the strongest position possible. ‘This is the busiest market I’ve experienced in my nine years at Fletchers,’ says Erica Whitehead. ‘We currently have fewer properties on the market which is only driving up the prices. Since last year we’ve witnessed both landlords and tenants wanting additional security and as a result of this, the average length of tenancies has increased. The main change in recent months is how quickly the market is moving. Properties are successfully being let before going online, this is because we generate 17 out of every 20 viewings, with the remaining 3 coming from online portals. Our demographic of tenants looking in Chiswick and the surrounding areas has remained the same, many families, corporate tenants as well as young professionals want to live here because of the great schools and fantastic transport links available. We are achieving record prices at the moment and in order for landlords to benefit we are advising them to take long term tenancies to ensure these impressive prices are secured. Due to the high demand and the number of applicants enquiring, my advice to tenants would be to build a rapport with your local agent. This way if an agent knows your requirements, they could get you in for a viewing before the property is on the website. We anticipate the market to remain strong as we head towards the summer months with demand growing and more properties due on the market.’
