Fletchers welcomes key decisions

‘Since the easing of lockdown we are finding many buyers and sellers are approaching us looking to move. Upsize, downsize, relocate - people have spent the last few months making key decisions and are looking to us to guide them on their next move,’ says James Cox, Sales Manager at Fletchers. ‘Instruction numbers are at the highest they have been this year, and we are currently taking on more instructions than we were in the early part of 2020 as sellers look to take advantage of the busy summer market,’ says James. ‘As a direct result of the welcome stamp duty announcement, we’ve seen an increase in buyer registrations. We recently agreed a sale on a property that received multiple offers and sold for over the asking price, so if you are thinking of selling, pick up the phone and have a chat with us. It is important we set out a tailored marketing plan to suit your requirements to achieve the best possible price. With appealing mortgage rates, prices have held firm after the lockdown and with the stamp duty holiday in place, now is also a fantastic time to buy.’

‘The summer market is our busiest time of year and we have to factor in the pent up demand from landlords and tenants as lockdown restrictions are eased, we are extremely busy,’ says Erica Whitehead, Lettings Director at  Fletchers Chiswick. ‘With a high number of properties coming onto the market, there is an equally high number of applicants registering so tenants should be prepared to act fast so as not to miss out. We are advising landlords to market their properties at the right price and ensure they are well presented as these are the properties that are being snapped up the quickest,’ says Erica. ‘For instance, we recently let two family homes for a period of three years to two corporate tenants working for the same blue chip company. We are definitely letting more family homes as tenants choose to upsize to accommodate the recent need to be able to work from home and home school.’
